Sources, licences and limitations

Every dataset in snapshot 2026-10 (as of 9 October 2026), listed from the snapshot’s own manifest, with what each one can and cannot tell you.

How the data reaches you

Each month the datasets below are saved as a versioned snapshot (2026-10). Every figure on the site comes from that snapshot and shows its own source and dates. Searches for postcodes and places are the only live lookups, and they go through smartmove's service. Where local data is missing, the site says so or shows a broader area with a label. It never fills the gap with an estimate.

Each area page offers its figures as JSON and its monthly price series as CSV. The ownership calculator downloads every calculation as JSON or CSV.

  • Latest 12 months provisional and subject to revision. NI latest price reflects Q2 2026; transaction volumes lag and are revised.
  • The ONS workplace-earnings affordability series used here covers England and Wales; a comparable value is unavailable here.
  • Rental data collection differs from England and Wales. Northern Ireland uses advertised new lets; Scotland historically used predominantly advertised new lets, with more achieved rents now collected. Cross-country rent comparisons need care.
  • NI HPI estimates are quarterly and repeated across monthly rows by the publisher; July 2026 reflects Q2 2026. Sales figures in monthly rows are apportioned from quarterly totals, not separately observed monthly counts.

  • Illustrative market benchmark, not a reconstruction of any borrower’s actual mortgage. It is not Bank Rate or APR.
  • A two-year refixing scenario should select the purchase/refinancing month’s annual rate and keep that rate fixed for 24 months, then recalculate repayments over the remaining mortgage term. Do not change a fixed deal’s rate monthly.
  • The preset assumes repeated 90% LTV deals. Actual LTV changes with principal repayments and property values, so available refinancing rates and eligibility may differ.
  • Mortgage arrangement, broker, legal, valuation and early-repayment charges are excluded from the quoted rate and must be entered separately. New deal fees may recur when refinancing.
  • Before February 2019 rates were end-month observations from a lender sample; from February 2019 they are monthly averages across the UK MFI market. January 2016 weight changes and other methodological revisions affect comparison.
  • Monthly market rate observations are not guaranteed quotes at the precise completion date. Publication weights are provisional and may be revised. September 2026 is latest available by 9 October; October observations are not yet published.

Adult full-time employee jobs, both sexes, pay unaffected by absence; Great Britain excludes Northern Ireland; April survey reference pay period, not an annual average

  • No figures were published for 1969 while a pilot was undertaken for a new survey called the New Earnings Survey (NES). By 2003 the classification of workers into adult manual workers had become outdated and NES was no longer published on that basis. In 2004, a new survey called the Annual Survey of Hours and Earnings (ASHE) was introduced. Although NES and ASHE are both based upon a 1% sample of National Insurance numbers, ASHE provides a much improved methodology, including weighting and additional supplementary data - for example covering people who move jobs in-between sample selection and the survey date. A back series to 1997 has been compiled for ASHE which produces an overlap with the latter years of the NES data. ASHE normally publishes on a UK basis but a GB version has been run for this series to enable comparison with NES data.
  • LFS data for 2021 and 2022 have been impacted by an issue with the occupation coding using SOC20. Given the use of the 1-digit occupation in the weighting process the ASHE estimates will be subject to further review but the impact is likely to be minimal based on the initial analysis.

Dataset guide

The feeds smartmove uses or points to, and how each one can be used (checked 9 October 2026).

HM Land Registry Price Paid Data

Live on request. Actual sale evidence. Individual completed-sale records, with price, date, property type and tenure. Best starting point for comparable sales in England and Wales.

Registration lags and exclusions apply. A nearby sale is not necessarily a comparable property. Property condition and size must still be checked.

Bank of England quoted mortgage rates

Included. Borrowing costs. Replace a uniform assumed mortgage rate with a two-year refixing scenario using published 90% LTV mortgage-rate history.

Headline market rates are not your mortgage history or an APR. Fees and changing loan-to-value need separate assumptions.

Registers of Scotland / ScotLIS

Official lookup. Scottish coverage. Scottish small-area statistics and individual address or postcode purchase histories through ScotLIS.

Use Scottish sources for Scottish transactions; England and Wales Price Paid Data does not cover Scotland. Individual record access differs from aggregate downloads.

Land & Property Services Northern Ireland

Included via UK HPI. Northern Irish coverage. Quarterly residential price and transaction evidence for Northern Ireland.

Quarterly estimates cannot be presented as independent monthly changes. Individual comparables are not supplied by the included UK HPI feed.

HMRC monthly property transactions

Official lookup. Current transaction activity. Monthly residential transaction estimates for the UK and its constituent nations help assess market activity alongside the more lagged registered-sales counts.

Coverage starts at £40,000 and differs from UK HPI. National transaction counts are not local-authority selling times or individual property values; keep the two volume measures separate.

Energy Performance Certificate data

Account / integration needed. Property comparability. Floor area, energy rating and dwelling characteristics can improve comparable-property matching and help flag likely energy and improvement costs.

England and Wales service; Scottish register differs. Bulk access needs GOV.UK One Login. Certificates can be stale, replaced or missing. EPC modelled bills are not a household's actual energy bills.

Rightmove / Zoopla listing evidence

Report snapshot / licensed data. Market liquidity. Listing histories are needed for asking-price cuts, relisting, withdrawn homes, time to buyer and asking-to-agreed-price discounts.

Published regional summaries are included. A complete property-level feed needs authorised access or licensing. Completed-sale records alone cannot reconstruct failed listings or time on market.

RICS Residential Market Survey

Official report lookup. Market direction. Survey evidence on buyer demand, listings, agreed sales and price expectations can explain changing conditions.

Survey balances measure sentiment, not completed prices or an individual property's value. Detailed data subscriptions differ from public reports.

Ofgem energy tariffs

Official lookup. Optional living costs. Historical unit prices and standing charges can support an optional household energy-cost model when usage is supplied.

A typical annual price-cap figure is not an individual bill. Consumption and tariff assumptions matter, and Northern Ireland has a different market. Avoid counting living costs as maintenance or counting the same bills twice.
